The project consists of the transformation of a street into an urban space, where the street itself and the sidewalk are unified through its integral design. The author is Architect Alicia Alvarez Iturregui and it was declared of municipal interest according to HCD ordinance Nº 2204/98.

In the case of De Las Artes Street, there is a route that starts at the Shopping Center and ends in a green space, where there are significant elements for the community of Pinamar, such as the Plaza Homenaje al Arq. Bunge, the Homenaje a los Pioneros, one of the first houses, the Playas Hotel, etc.

This space will be revalued as the Historical Center.

1) AREA OF INTERVENTION

Se realizará en:
Opción a) Espacio comprendido entre líneas municipales
Opción b) Incluyendo parte de los lotes frentistas, incorporándolos al espacio público calle.

2) CHARACTER OF THE STREET

- Typology of pedestrian street, with a differentiated sector through which cars may circulate at low speed, only with the character of a walk or access of inhabitants to front lots.

- The street space will form a route that will find points of interest, hierarchical spaces, such as bar expansions, "urban living spaces", sculpture exhibitions, etc., until it culminates in the Historical Center.

- Unification of sidewalk and street in the same plane, without unevenness, by means of a continuous treatment of the floor, separated by means of milestones.

- Integral design of the urban equipment.

Options: Unify designs.

Diversity of designs, maintaining the unity and harmony of the whole.

3) STREET LAYOUT

- Its layout will be irregular, alternating curves and straight lines within a base grid, with the intention of enhancing its character as a walk, inducing driving at low speed, (20 Km/h.)

- Variety of textures.

- Variable width, giving rise to parking on municipal line, access to garage, etc.

- The last section of the street will be eliminated, landscaping it, to form the top space and recover the center and origin of the urban fabric as a symbolic element, (in the case of Calle de las Artes)

- Its flexible design will even contemplate the possibility of modifying its layout, relocating the landmarks (in case the parking lots are moved over a municipal line, for example).

4) PARKING ON MUNICIPAL LINE

They constitute important architectural barriers, which we will try to neutralize in the following ways:

  • - Through the design of the floor, giving it continuity with the urban space.
  • - Parking lots may be moved to nearby (adjacent) lots, leaving that space to be used as "urban living places", location of kiosks, green areas, sculpture exhibition, etc.

5) GREEN AREAS

  • Recovery of green areas through:
  • - Large lawns, invading the sidewalk space, where sculptures can be exhibited. In this way the green areas of the buildings are visually incorporated, and the abrupt cut that marks the municipal line is eliminated, achieving a greater integration.
  • - Incorporation of green in the different elements of the equipment: benches, lighting columns, etc.
  • - Incorporation of "green plans", plans of trellises covered by vines, which help to delimit spaces.

6) LIGHTING

We will work with two scales: a) pedestrian, accompanying spaces on a human scale. b) urban, illuminating the buildings, highlighting them as a background.

A criterion will be followed that responds to the total design of the street. Non-conventional arrangement of the lighting elements, will be distributed according to what is desired to highlight in each space, different colors, groupings, variety of designs.

7) HISTORICAL CENTRE:

In addition to the elements that give it its status as a Historic Centre listed above, it will be conceived as a flexible space that can be adapted to different types of uses that will constitute its main attraction:

  • - Amphitheatre, where cultural events and activities, open-air concerts, theatre, shows, etc. will be held.
  • - Viewpoint, view of the landscape, city, sea.
  • - Museum, open air museum, Cultural Center, School of Arts, etc.
  • - Craftsmen's Fair.
  • - Children's play area, with sculptural forms, forming part of the integral design of the street.
  • - Itinerant exhibitions that are a special attraction: aquarium, butterfly park, plants, etc.
  • - Meeting place, esplanade to see the sea (stage).
  • - Reforestation to neutralize the action of the winds and frame the visuals to the sea.
  • - Incorporation of water as a symbolic element by means of an irregularly shaped fountain. Coming from the street, it surrounds the stage, with lights and sound.
  • - Recovery of the geometric center that originates the plot as a symbolic element. In the past, when cities were founded, a "magic circle" was described, within which a plot of land was defined that had to be sacred and inviolable. This separate plot of land, dedicated to the divinity, was often covered with a grove.

8) STREET-EXHIBITION CHARACTER

This walk will be, as its name indicates, a "Walk of the Arts", where all kinds of cultural events related to art will take place.

El diseño del solado será concebido como una pintura, que será apreciada de distintas formas de acuerdo a la ubicación del espectador (desde los distintos pisos de los edificios, desde la calle, etc.), y cuyo tema central será la reformulacion de elementos simbólicos del lugar: el mar, las olas, los habitantes del mar: peces y caracoles, pinos, los nombres de las calles podrán estar representados en el piso por medio de dibujos, etc.

The urban equipment: lighting, benches, baskets, flowerpots, fountains, signs will be like real works of art forming part of the integral design of the street, as if the floor was extended forming volumes of different shapes and colours.

The businesses will preferably be related to art and culture: painting, literature, music, art galleries, exhibition centers, etc.

Design objects, sculptures, murals, projections, permanent and itinerant exhibitions will be displayed on the street.

Designers and artists will be invited to participate both in the design of equipment and to exhibit their work.

The street will be conceived as a living work of art, which will be completed with the participation of man as part of this kind of great urban sculpture.

From the commercial point of view it will be like a big open-air shopping mall.
